New Construction Roofing Gets Rushed. Yours Doesn't Have To.

When a builder is racing toward a closing date, roofing is often where the schedule catches up. It's one of the last trades in, and pressure to meet a deadline can mean shortcuts you won't see from the ground - wrong underlayment installed in a tight spot, ice and water shield skipped at the eaves, ventilation that looks fine but doesn't actually work. Most of the time, you won't know. Not for two or three years, when a slow leak starts tracking down an interior wall or you file your first major insurance claim. By then, the builder has moved on to the next project.

The subcontractor problem compounds this. Many general contractors source roofing crews based on who's available, not who's best suited for the job. A crew may be perfectly capable - or they may have limited experience with residential installs in a climate that gets Nebraska winters. When you're building a home or addition, you're trusting that every trade knows what they're doing. Tillotson works directly with homeowners and builders, and we stand behind every install we complete. There's no ambiguity about who to call if something comes up.

We've Been Doing This Since 1987

Tillotson was founded by Gene and Tammy Tillotson - both former teachers - with a straightforward belief: people deserve to know what they're getting before the work starts. Since January 1, 2023, Tillotson is 100% employee-owned, which means every installer has a direct stake in the company's reputation. We have four Nebraska locations, free consultations, and estimators who are here to give you information - not close a deal.

New Installation Services

N

New Home Roofing

We work directly with homeowners building new construction and with general contractors who want a reliable roofing subcontractor they can schedule and trust. We coordinate with your build timeline, show up when we say we will, and complete the install to manufacturer specs - which matters for your warranty.

N

Home Additions and Remodels

Adding square footage means adding roof. We match your existing roofline profile, material type, and color as closely as possible, and we handle the transition between old and new so it's weathertight and looks intentional. No obvious patch lines. No drainage problems created at the seam.

N

Detached Garages and Outbuildings

Your garage, workshop, or barn is part of your property. It gets the same attention to installation detail as your house - proper underlayment, correct ventilation, appropriate material for the structure. A leaking garage roof damages what's inside it; we treat it like any other install.

N

Accessory Dwelling Units (ADUs):

ADUs have become increasingly common in the Lincoln and Omaha metro areas. Whether it's a carriage house conversion, a backyard cottage, or a basement-to-separate-unit project that includes a roofline, we install new roofing on ADUs and can coordinate with your general contractor on timing and specs.

How We Approach a New Installation

We Find the Why Before We Start:

Before materials get ordered, we assess ventilation requirements, inspect the deck or review framing plans, and confirm drainage is set up to move water where it needs to go. Skipping this step creates problems that last decades. We don't skip it.

Premium Materials, Installed to Manufacturer Specifications:

A manufacturer warranty on your shingles is only valid if the installation meets their requirements. We install to spec - not close to spec, not mostly to spec. That means your warranty means what it says. We'll also walk you through material options and explain what performs best in Nebraska's climate so you can make the right choice for your build.

Employee-Owned Accountability:

Every installer at Tillotson has a financial stake in this company. When they drive a nail into your new roof, they're building their own equity. That's not a figure of speech - it's the ownership structure. A crew that's accountable to their own name and their own investment does the job differently than a hired-out crew that moves to the next job the same afternoon.

How We Work

1. Schedule a Free Consultation

Tell us about your project - new home, addition, garage, ADU. We'll set up a time to talk through what you need, look at plans or the site, and give you a clear picture of what's involved.

2. Get a Clear, Honest Recommendation

We'll recommend the right materials for your structure and climate, give you a written estimate with no ambiguity, and answer every question before you commit to anything.

3. Work Completed - Backed by Warranty

Installation gets done on schedule, to spec, and with the site left clean. You receive your written warranty - manufacturer and workmanship - before we leave. If anything comes up later, you call us directly.

New Roof Installation - Common Questions

Can Tillotson work directly with my builder?

Yes. We work with general contractors and homeowners both. If you're working with a builder who doesn't have a roofing subcontractor they're confident in, we're a direct option - we coordinate on scheduling, show up when we commit to, and complete the install to manufacturer specs. If you're the homeowner managing your own build, we can work with you directly as well. Either way, the accountability stays with us, not with whoever the GC happens to subcontract to this month.

What roofing materials are best for new construction in Nebraska?

For most Nebraska new construction, architectural (dimensional) shingles are the right starting point - good lifespan, strong manufacturer warranties, and proven performance in the freeze-thaw and hail exposure Nebraska sees regularly. If the home is in an area with higher hail exposure, Class 4 impact-resistant shingles are worth the conversation - they can reduce insurance premiums and hold up through Nebraska storm seasons better than standard shingles. We'll give you an honest comparison and tell you what we'd choose for our own homes.

How far in advance should I schedule a new roof installation?

For new construction, earlier is better - ideally, you're in conversation with us while framing is going up, not when the closing date is two weeks out. That gives us time to assess the ventilation requirements, order the right materials, and get you on the schedule without rushing. For additions and outbuildings, a few weeks of lead time is usually enough, though material availability and season affect that. Call us early and we'll tell you exactly where the schedule stands.

Do you install roofing on garages and outbuildings?

Yes - any structure on your property. Detached garages, workshops, barns, sheds with significant rooflines - we install on all of them. The same standards apply: proper underlayment, correct ventilation for the structure type, and installation to manufacturer specs. A garage roof isn't a lesser project. What's stored underneath it matters, and the install reflects on our name the same way your home's roof does.

What warranty comes with a new roof installation?

Every Tillotson installation comes with two warranties: the manufacturer's material warranty (which covers the shingles and components) and our workmanship warranty (which covers how the installation was performed). Both matter. A manufacturer warranty can be voided by improper installation - the workmanship warranty is what ensures your coverage is real, not just a piece of paper. Before we leave your property, you have both in writing. If something comes up, you call us directly. We answer.
